Glenn Sickenberger is a real estate attorney with over 30 years of experience in both the corporate and law firm settings. Having served as in-house counsel with a national shopping center developer/manager and with an institutional lender, he draws upon a depth of legal and business experience in representing and counseling clients in a broad variety of real estate transactions.
A significant portion of Glenn’s practice involves representing institutional lenders in commercial mortgage loan transactions as well as structured finance transactions, including mezzanine loans, A/B debt structures and loan participations. Here, he contributes experience and insight in reaching practical solutions to difficult issues.
An area of particular emphasis in Glenn’s practice is representing landlords or tenants in commercial real estate lease transactions, including major office, shopping center and warehouse leases. His work in this area is informed by knowledge and experience involving related operational, management and enforcement issues.
Representative Matters
Glenn's experience includes lease transactions and lender representation in finance transactions.
- $63 million mortgage loan secured by shopping centers in three states
- $30 million mortgage loan secured by three shopping centers in Pennsylvania
- $33 million mortgage loan secured by a shopping center in Pennsylvania
- $17 million mezzanine loan with respect to a major office building in Center City Philadelphia
- Purchase of $15 million senior mezzanine loan on a hotel property in midtown Manhattan
- Purchase of $65 million third mezzanine loan on a hotel/casino property in Las Vegas, NV
- Represented a corporate tenant in a build-to-suit lease for 450,000 square feet of office space for its regional headquarters in suburban Philadelphia
- Represented a corporate tenant in a lease for 116,000 square feet of space for its headquarters in a major Center City Philadelphia office building
- Ongoing representation of a national chain tenant (over 80 locations) in all of its shopping center leases
- Represented a suburban office park landlord in the lease of a 128,000 square foot building to an insurance company tenant
- Represented a shopping center landlord in a lease for a 100,000 square foot anchor tenant
- Represented a shopping center landlord in a ground lease transaction for a bank branch on an out parcel
- Represented a landlord in a lease of 20,000 square feet for a chain restaurant
- Ongoing representation of a national wholesale distributor in all of its warehouse leases
- Represented a tenant in a build-to-suit lease transaction for a 75,000 square foot climate- controlled storage facility
